Job Description: Title Searcher & Examiner (Pilot Team Member)

Location: India (Remote/Onsite as applicable)
Shift: Night Shift (aligned with US business hours)
Role Type: Full-Time | Individual Contributor – Pilot Team
Experience Required: 10–12+ years (End-to-End Title Search & Examination)

Key Responsibilities

Conduct thorough, end-to-end title searches using county records, title plants, and other public/proprietary data sources
Examine title chains to identify liens, judgments, easements, encumbrances, and other defects affecting property ownership
Prepare title commitments, exception schedules, and supporting documentation in line with underwriting guidelines
Analyze legal descriptions, deeds, mortgages, releases, assignments, and other recorded documents for accuracy and completeness
Research and verify bankruptcy filings and federal case records as needed
Identify and escalate title issues (e.g., breaks in chain of title, unresolved liens) with clear recommendations for resolution
Collaborate closely with U.S.-based leadership and stakeholders to build and refine SOPs as the in-house function scales
Support the eventual transition toward full end-to-end title policy preparation
Maintain strong turnaround times without compromising accuracy, in a fast-paced, evolving environment
Provide feedback and process improvement suggestions as a founding member of the team
Required Skills & Qualifications

10–12+ years of hands-on, end-to-end Title Search and Examination experience
Proven, hands-on experience working with NETR Online, Data Trace, and PACER
Strong understanding of chain of title, title defects, liens, judgments, easements, and property records research
Solid familiarity with title-related documents (deeds, mortgages, releases, assignments, affidavits, etc.) and a clear understanding of standard title terminology
Familiarity with U.S. county recording systems and title plant platforms
Excellent written and verbal communication skills — must be able to interact confidently and independently with U.S. stakeholders
High attention to detail and strong analytical/problem-solving ability
Self-starter mentality — comfortable working with ambiguity and helping shape a new process from the ground up
Ability to work independently as well as collaboratively in a small, close-knit pilot team
Willingness and flexibility to work night shifts to align with U.S. business hours
Bachelor’s/Master’s degree preferred (Law, Finance, or related field)
